
Everywhere we turn today, the lack of affordable housing is making headlines.
Here at Oak and Stone, we've come up with a unique way to address this issue.
When you think about it, the lack of affordability primarily affects three segments of the marketplace: first-time home buyers, renters, and seniors looking to "down-size" into something smaller and more manageable for their retirement years.
This is where our vision comes in.
First of all, our focus is on building smaller homes. That means, by nature, that they're going to be more "affordable" for first-time buyers.
These folks generally haven't started a family yet, and don't need as much space as people who are in the market for their second or third home.
But what about renters and seniors?
Our vision addresses these market segments with a plan where those who are still a few years out from retirement, but who are in their peak earning years, can prepare for their "downsize" by building/buying that smaller home now, and putting it on the rental market until they need to move into it themselves.
This provides them with a modest investment income; the rents are tailored to creating positive cash flow while the owners prepare for their downsize.
We also understand that most people don't want the hassle of being "landlords", so we've partnered with an inhouse property management company to take care of those headaches.
At Oak and Stone Builders, we build quality , affordable single and multi-family housing for Southern Alberta, with a focus on the Coaldale area just east of Lethbridge.
With the ongoing influx of workers in the agricultural processing sector, we have identified a real need for one and two bedroom homes, both in the rental and first-time buyer markets.

More broadly speaking, agriculture is the main economic driver in the region, with a lot of focus on the development of an "Agri-Food Corridor" in the region. That means lots of new greenhouses, agricultural processing facilities, and more.
And the people coming to work in these facilities all need places to live.
This is what's creating the opportunity for investment in the housing market.
